Before you decide that now may be the wrong time to make a move, simply Open The Menu for a summary of programs The Agency has designed, exclusively for today's homeowner, in a market that is anything but seller-friendly.  These innovative programs represent a clear difference between the real estate salesperson of the past and the certified real estate consultant of the future.


LEASE GUARANTEE
Under the Lease Guarantee Program, The Agency guarantees the rent of your home for 12 months AND manages your home for FREE during the initial 12-month term.  Following the initial term, The Agency will manage your home at a discount of 5% per month, or you can take over the management of the home yourself, while we provide you with expert, property management consulting and advice.

Regardless of any issues we may have in procuring a tenant or collecting the rent, The Agency guarantees, not only the rent, but each tenant, as well.  If a problem occurs, we will either correct it or replace the tenant.  In the rare event that a tenant has to be evicted from the property for any reason, The Agency will pay all applicable fees and will prepare, file & serve all necessary legal documents.


SELL & MOVE
Under the Sell & Move Program, The Agency will help you sell your home by owner, by providing assistance in marketing & advertising your home, preparing & negotiating any eventual contracts, and processing the transaction to a successful closing.  As a full-service real estate consulting firm, we can help you as little or as much as you need; but under the Sell & Move Program we can offer you the most basic and pertinent services at NO CHARGE. 

Under this program, The Agency will provide the following services:
q     Place a combination lockbox on your front door and a For Sale sign in your yard.
q     
Place the home For Sale on the Mid Florida Regional Multiple Listing Service (MLS) to be accessed and viewed by thousands of central Florida Realtors.
q     
Place the home For Sale on our website (www.theagencyflorida.com) and over a dozen other national websites & search engines.
q     
Prepare & negotiate any/all real estate contracts and disclosures.
q      Process the entire transaction all the way through to a successful closing.
q     Review all closing documents and attend the closing, as needed.

HOME EXCHANGE
Under the Exchange Program, The Agency will offer to purchase your home based on today's market rates (roughly 85% of market value).  Unless you're building a new home, The Agency requires at least 90 days to market your home for sale or rent.  When you move out of your existing home, regardless of whether or not The Agency has successfully sold it to a third party, The Agency will assume responsibility for all the costs related to your home.

The basic features of the exchange program are as follows:
q Upon agreeing to an equitable exchange price, we will execute a Lease Purchase Agreement for a term not to exceed 48 months, which will be contingent upon you successfully refinancing your home, if necessary, in order to obtain the equity in your home.
q Once you vacate your home, The Agency will assume full responsibility for your current mortgage, insurance, maintenance, and other repairs until your home is purchased by The Agency or sold to a third party.
q From the execution of the Lease Purchase Agreement until the end of the lease term, The Agency will attempt to sell or lease your home to a third party.  If The Agency is unable to sell your home before the term ends, it will purchase your home at the agreed upon price.

If you were were to call a real estate agent to ask how much he/she would charge to sell your home, you would most likely hear a percentage, perhaps somewhere between 5 and 7 percent, based upon the sale price of your home.  Today's real estate commission model has become so ingrained into the American subconscious, that most real estate consumers and many real estate professionals have never even considered the possibility of another method of compensation.  “If it ain't broke, don't fix it”, right?  Well, it is broken, and homeowners are just beginning to realize it.  Fortunately, The Menu provides these homeowners with a unique listing alternative.  Here are THE 4 PRIMARY REASONS why The Menu is the listing model of the the future:

1)       Only one agent (the buyer's agent) receives a commission.  With the broken model, two agents receive commissions.

2)       You keep most of the equity in your home.  With the broken model, homeowners can walk away from a closing with less money than the real estate agents.

3)       You only pay The Agency for the services we provide, regardless of the price of your home.  With the broken model, you are penalized for the value of your home.

4)       You have choices and more control.  With the broken model, you either get “full service” or “no service”, nothing in between.

PLANNING
Introduce client to The Menu.  Conduct a thorough Seller Needs Assessment.  Educate client on how to select an agent and on agency representation.  Provide client with Seller Checklist.  --  FREE CONSULTATION

PRICING & PREPARATION
Conduct a Comparative Market Analysis.  Explanation and/or completion of all applicable listing agreements, purchase agreements, disclosure documents and current market conditions.  Discuss how to stage the home for sale.  Calculate estimated closing costs.  Develop selling strategy. -- Hourly or Flat Fee

MLS ENTRY w/ MONTHLY SERVICE
List property on Mid Florida Regional Multiple Listing Service (the most effective way to successfully market a home).  List property on various websites (including, but not limited to, Realtor.com, the-agency-inc.com, theagencyrealestate.com, Point2Homes.com, Google, Yahoo Classifieds, Oodle.com, Trulia.com, LiveDeal.com, edgeio.com, propsmart.com, uscondex.com, realestateadvisor.com).  Create a professional flyer or listing card.  Distribute to your neighbors, friends and local real estate offices.  Provide yard sign and lockbox.  Schedule all showings.  Make follow up calls to agents & prospects.  Communicate all feedback to sellers.  --  Cost+ & Monthly + Hourly or Flat Fee

CONTRACT NEGOTIATION
Assist in the preparation of all offers and counter offers.  Deliver all offers and counter offers.  Assist in disclosure process.  Handle earnest money deposits.  Provide copies of all documents to all parties.  --  Hourly or Flat Fee 

TRANSACTION MANAGEMENT 
Coordinate & troubleshoot all steps toward closing.  Coordinate & communicate among buyer, seller, lender, closing agent, vendors and all other applicable parties.  Negotiate and communicate potential amendments.  Review closing documents and attend closing, as needed.  --  Hourly or Flat Fee

FULL SERVICE REFERRAL
Everyone knows a Realtor, whether he/she is a friend, relative, neighbor or acquaintence.  But, just because you know a Realtor doesn't make him/her the best person to sell your home, which is probably the biggest investment you have ever made.  If the services on The Menu do not appeal to you and you would prefer to hire a full service real estate agent to list and sell your home using the traditional commission-based method, we can help find the right Realtor for you.  As your professional real estate consultant, we will help find and refer you to the best, most qualified Realtor to sell your home in the most timely, efficient and professional manner.  Meanwhile, throughout the entire transaction from listing to closing and beyond, we will provide you with FREE, unlimited consulting services.  --  FREE
